I'll start by saying that I'm typically cynical of real estate agents due to some bad experiences in the past. However, Bob completely changed the way that I view real estate agents (and the value that they can provide). We just moved into our dream house in Aliso Viejo thanks to Bob's experience and strategic thinking.

Bob is a highly-skilled and experienced agent who understands the pulse of the market and is able to provide expertise during the search. When we started our search, he showed us a house that was at the upper end of our budget. At that point, we were ready to move forward with an offer and considered canceling the other scheduled viewings later in the day. Bob insists that we see the other homes before making a decision. It was extremely good advice as we ended up falling in love with another house that happened to be priced $200K less.

Any other agent would have jumped to close the deal, especially with the potential of high commission on an expensive house. However, I felt like Bob was constantly looking out for our interests. When it came to presenting an offer, Bob worked with us to structure a unique offer that allowed us to compete on a hot property (and ultimately win). Afterwards, we learned that we were not the highest offer either (among the 28 submitted offers). However, due to Bob's networking and strategic thinking, we were able to construct a compelling and persuasive offer that allowed us to stand out.

Lastly, Bob is a relationship person who has a strong network and presence in the area. This can be extremely helpful when in a hot market, and can honestly "make or break" the situation. Bob is also extremely responsive and dedicated. There were several times during the process when we were anxiously waiting to hear back from the selling team, and Bob would proactively contact us with updates. He even drove over to speak with the selling agent when he wasn't getting a clear response. That was above and beyond our expectations. Again, Bob broke my perception of real estate agents -- he provided so much value to our search. I honestly believe that his expertise, experience, and emotional intelligence helped us to get our home.

Long story short -- don't hesitate to hire Bob for your next home search. He is an honest and trustworthy person who has your best interest at heart and is willing to think "outside the box" to help his clients get their dream home.

I connected with Bob through a trusted friend while looking at the prospect of buying an investment property in San Diego. Bob was gracious enough to spend 1.5 hours with me on a Saturday to understand my motivation for buying the property before giving me guidance on the mortgage.

What stood out to me about Bob was instead of telling me to buy the investment property in order to close the loan, he genuinely wanted to make sure that the investment was the right decision for me and would help me achieve my long term financial goals. THE SEARCH:
We found Bob via his excellent Yelp reviews, and after one phone call we knew he was the perfect realtor for us.

Throughout the search, Bob emphasised the importance of finding the right match home for us and helped us understand what that meant for our family.

We spent one day looking at 5 home options with Bob, and he encouraged us to wait until we'd seen all the options before engaging in discussions on potential offers. We saw one home, which we though was our 'dream' home but was at the upper end of our price range and would have put financial pressure on us. Following Bob's guidance, we moved on to view the next home which ended up being our true dream home and a perfect fit for our family (and budget), and is the place we now call home!

Even though we'd only had a phone call with Bob before starting our search, he was able to quickly identify what was important to us and found us homes which checked our boxes.

He found us a home that is a mile away from my husbands parents and his new workplace, and in a location that is close to all amenities we could need. My husband and I are both working full time and caring for an 8 month old; Bob read the situation so well and didn't waste our time with suggesting homes that were out of our preferred area or requirements.

THE OFFER
Bob strategically structured our offer so that we were the winning bid, but not the highest price. We were really impressed with the way he structured our offer, and helped us think about different ways to secure the deal.

We were the winning bid of 28 offers and I'm confident that we would not have got that house without Bob's strategic thinking and expertise.

CLOSING:
Bob was our one point of contact throughout the entire process. He connected us with the loan provider and ensured that everything in place to ensure a smooth close. It helped only having to go through one person, and Bob was able to update us on progress at every step of the way. He was immediately responsive, even on weekends and evenings, and never made us feel like we were asking too many questions.

Bob was proactive and was always looking out for our best interests. An example of this was when interest rates were forecasted to increase, so he locked in our rate before it happened and as a result saved us money on our monthly mortgage payments.

This morning we collected our keys from Bob as he happily welcomed us to our perfect home. We couldn't have been happier with this whole process, and can't recommend Bob enough!

We recently moved from MA to CA and most of the process was handled remotely by the Inspira Group. They went above and beyond to make sure that the process was timely and streamlined.

The part that surprised us the most was that their advise was completely unbiased and they cared about our happiness and well being over selling us a house. There were instances where they told us to not put an offer on a property or wait longer to put an offer in to get a better deal. Inspira Group, led by Bob Dalsimer and aided by Jessica Sanders made our home buying and financing a breeze. Most importantly of all, Bob and Jessica got us the house we absolutely LOVE! We pinch ourselves with how perfectly the house and yard/pool fits us!

Process wise - we were relocating from the East Coast and had essentially four days "in town" to buy a home in the tight SoCal market. We weren't sure if it was possible, but they made it possible and fun!
Bob was very strategic in how he navigated us through the home buying process. First on the agenda was how to get the house we wanted - which boiled down to financing. He had prepared us for the multi-offer market dynamics before we arrived so we were prepared to make an all cash offer. He educated us how we could borrow against our retirement funds penalty free for 60 days, then refinance to get a loan so we had most everything lined up before we arrived. We still had a house to sell so didn't have the cash handy.

Second on the agenda was the "where" we would live. Before we arrived, we had been using apps to search various neighborhoods to get a feel for what we could expect. Bob also set us on his website so we could rate houses presented for our desired neighborhoods and price range. When we arrived, Bob dedicated 3 solid days to go touring with us. He explained the basic pro/cons of neighborhoods to us and gave us a sampling on day 1 via home visits.

Bob really wanted us to "love" our new home, so asked us lots of questions to hone in on what was really important to us. The yard, for us, was ultimately number one and we have a yard everyone says "WOW."
On the second day, we found the house that we would ultimately put an offer in on. At the end of the 3rd day, Bob had us return to the house (since his intuition was it was the "one") we ultimately bought with our adult children, who (knowing us very well) convinced us that the house was the "one." Bob never pressured us, nor gave his opinion. He asked questions to understand and to surface what was important to us.

Bob sprung into action once we decided - he spoke to the agent, visited her again on the 4th day. He was miraculously able to convince her that we were the right buyers. By the end of the 4th day, among a very crowded offer field, had her convinced to take our offer without going into a multiple bid scenario. He likely saved us from $10 - 20,000, while still getting us the house. And on the 5th day, before we flew back east, the offer was accepted and we closed less than 2 weeks later.

Jessica was in the background, lining up houses and moved to the foreground for escrow and closing on the house as well as the 5 week process to get the refinancing done. She likewise navigated strategically, getting creative with work arounds when the underwriter denied the loan since my husband hadn't collected his first paycheck yet.

Everything from start to finish was done with skill, focus on customer first and integrity. Bob continues to serve an invaluable role - referring us to vendors for A/C, roofing, gardeners, etc.

Their process, likely honed by years of working together, worked for us. We wake up every morning grateful we found them on Yelp.

To say that my wife and I were completely overwhelmed about the idea of entering the housing market would be the understatement of the year. But for those of you who might share those same feelings, congratulations, you can stop looking, you found the perfect real estate agent. Bob Dalsimer at Inspira Group in Irvine, CA went above and beyond to make my wife and I feel comfortable for the entire 2-year long journey (we were super picky but that never became and issue for Bob and his team). Their patience, hyper responsiveness, and overall expertise in the industry truly made this the most wonderful experience from start to finish. I want to thank Bob so much for his help and guidance to help refinance my parents' home. We had gone through a few brokers who made it seem impossible to even lower our PMI let alone change our monthly rate. With interest rates being so low, it seemed like now was the perfect time to purchase my first home. The question was: Who would I turn to and could I truly trust them with one of the biggest decisions that I'd make in life? So as usual, I used Yelp to help me locate a realtor that could make our dream become a reality.

Before walking into the offices of Inspria, I had a few odd experiences with realtors that I never had a chance to meet! Our interactions were via telephone or email but it didn't seem like anyone was capable of following through. I felt frustrated and was beginning to wonder if this whole process was worth the heartache that I was feeling.

Inspira popped up right away on the Yelp search engine and had many 5 star reviews. At that point, I called the office and spoke to Bob. I'll be honest, I was completely blown away by the wealth of knowledge that he provided to me in our 40 minute conversation. So I let him know that I would get pre-approved by my bank for a home loan and then we'd come in and interview him afterward. Bob responded by asking why I wouldn't just come get pre-approved by his office and I said that I've been with my bank forever and was more comfortable with them. So, he was alright with that but of course it was all part of the plan!

Even though their office closes at 6:00, Bob said he'd stay after hours to meet with us. I was already impressed because we had finally come across someone who was serious about making this happen. As soon as we walked in, we saw a cute sign by the front desk that said "Welcome Michelle and Ryan". So far, so good! We met Bob and he introduced us to Omar who would also assist us with our search for the perfect home. I showed them my pre-approval letter with what I thought was an awesome interest rate. Bob looked at my FICO score and said that the bank was taking me for a ride! He told me that the interest rate should be lower and I looked at him in disbelief. Lo' and behold, he was right! So I decided to let Bob handle finding us the loan with a much better interest rate.

Bob and Omar took notes throughout our conversation about what we were looking for, where we'd like to live, and how much we wanted to spend. Next thing that we knew, Bob provided us with estimates using the a more favorable interest rate. Every dollar amount was written, line for line giving us a clear idea as to what it would take to purchase a home. After sitting in Bob's office for 2 hours, we realized that we had found the right realtor for us.

That night, we were emailed a link to our own database. We could leave notes about listings that would give Bob and Omar a clear idea about what appealed to us. We met with Bob first and looked at homes but didn't find the one! A couple of weeks later, we looked at homes with Omar and found a couple that were awesome. But still, we hadn't found the one!

Then it happened!!! We found the home that met 90% of our criteria. It was slightly above our price range but we knew it was overpriced already. So Omar wrote up an offer that we thought was fair. Next thing we knew, someone else presented a better offer and we were back to square one, or so we thought! All of a sudden the other people changed their mind and we were back in the game! Our offer was finally accepted by the seller and we thought we were set.

Before we could become too excited, we had to get the home inspection done. Issues came up within the home that needed to be resolved before the home could be purchased. Honestly, I didn't think we'd get some of those items checked off of the list but Bob made it happen! He's very good at what he does and he truly is behind his clients from beginning to end.

Bob also watched the interest rates for me and locked us in at a much better rate than what was quoted by my bank. I was able to e-sign all documents and download them for review. He made sure that I was always aware of what was going on. I was put in contact with my lender, the escrow company, and other people that would help tighten up lose ends. Anytime I had questions for Bob, I'd text him and he'd respond in under 5 minutes. I'm very serious about that! I love how dedicated he was to us and we knew that he wasn't going to let us down. He and Omar guided all along this bumpy journey to help us become homeowners. We couldn't be happier!

Some may wonder if Inspira's Yelp reviews are real because many do not have profile photos or a lot of reviews. I'm here to tell you that they are 100% real as he totally followed through and our experience was just like others had stated. Bob is very serious about what he does, pretty much living and breathing real estate. He has a big heart and will be straight forward with all of the information that you will need to become a homeowner, sell your home, or refinance your home. Based on our experience, I can see why they have so many referrals and repeat clients! There is absolutely no way that you could go wrong with Inspira!

I've dealt with many Financial Groups, in fact I had a preferred lender, with whom I had a 15 year relationship, servicing home loans to me, friends and family.
